Baseline Environmental Assessment

If you are planning to purchase or have recently purchased a property or facility where contamination is present, a Baseline Environmental Assessment (BEA) may protect you from liability for environmental cleanup of the property. A BEA is completed after results of a Phase I and Phase II ESA discover contamination at the site exceeding the unrestricted residential criteria determined by the state. To complete the BEA, an experienced environmental professional compiles an assessment of all documents and evidence related to environmental contaminants at the facility for submission to the Michigan Department of Environment, Great Lakes, and Energy (EGLE, formerly DEQ). A BEA must be completed and submitted within 45 days of purchasing the facility.
